The applicable unit depends on the service: built square metres for villas, renovated square metres for reforms, linear metres for kitchens and fixed dimensions for pools.

New-build pricing starts at €1,800 per built square metre for the Standard specification. Premium and Luxury rates allow for upgraded materials, systems and design choices. Plot access, terrain, surveys, municipal requirements and utility connections are reviewed before quotation.

No. They are planning estimates based on the selected service, size, finish and region. A final quotation requires an agreed written scope and may require a site review.
Website figures are shown before applicable IVA. The written quotation identifies the tax treatment relevant to the property and scope.
Standard, Premium and Luxury represent different levels of scope and material specification. Cosmetic renovation is separate and uses one rate of €270/m².
Any client-requested addition or change should be described and priced in writing before the extra work proceeds. Existing-condition risks and exclusions should also be identified in the contract.
Payment milestones depend on the project. The contract should state the amount, due condition and supporting project milestone before work starts.
